I stopped calling the police about it because I was afraid they would stop coming when I call since they could never find anyone. So I started calling my regular people when it happens and literally scares us out of the house. I've had my nephew come over and a couple of guys in the neighborhood come over but we never find anyone.
Ive read similar stories, I am sure it does happen..

If you can kennel the dog at night, I suggest putting talc or flour, discretely on the floors near areas where you've seen disturbances. I would be more concerned about not catching someone on a camera bc they may see you install it.

Another thing you could maybe do is call around and see if there is anyone who does residential energy audits. I think the local natural gas company does complimentary audits where I live...they bring in a gun that reads thermo temps and you can see where your heat/ ac is going...I don't know that I would tell the people I was looking for creepers in the wall but maybe you'd find a human silouette of heat in your walls!

You mentioned you live in a townhouse. Could it be a neighbor coming thru a crawl space or attic? Some of the people who seem really nice and helpful are really creepers and that would explain how he might get in and out so easily. Hope you find something soon!

This happened to someone I know. Their neighbor found a way in the house and would sneak in and steal items from her home, but usually food, money and her Rx pain pills. She set up her camera and left for the day and sure enough there she was sneaking in the house!! The police had been out twice before and wouldn't believe her because she used pain pills (legitimately but they still blamed her) until she showed them the video.

A suggestion.. and maybe its a dumb suggestion but is there away you can turn off all your power to your place for a few minutes and then put up your powder trap on the floor. MY thinking is that its possible the person knows when you are out because they have hidden cameras in your place themselves..Such as a neighbor/ landlord? If you turn off the power maybe their cameras won't catch you setting the trap.

I'm reading all this and I just realized, do you have daycare in this home?

Do your daycare parents know that you suspect a stranger is squatting in your home? That's pretty freaking scary.

When you leave you could put a piece of scotch tape on the door jam. When you get home see if it is still intact.

Does the landlord have a key to your place? My first thought was access through the attic. I would hang up booby-traps. Cans on string etc.

I also would act like I'm leaving and lay in wait with a 38!!!
