How do you know the "daycare need"

I'm currently looking for a new area to start a daycare, here, we have MANY daycares. How do you find out if an area needs daycares? I'm also a first time home buyer and I have never ran a daycare, what are the most important things I should look for in the home in regards to the daycare?

Demographics of the areas you are interested in moving to what percentage of family vs. single. Also the average income level of the area and cost of childcare. It the market in need of more daycare home and/or centers.
