    the landlords daughter is getting a divorce and needs some where to live. I understand that blood is thicker than water.

    I still have not heard back from her if she will accept my offer and in the mean time I have not found anything at all. Houses are selling lot hot cakes, wish I could buy one, but I would need about 25% down for a 700k house because that is what a fixer upper goes for.

    Yeah I don't have 175k to put down, otherwise I could take on the payments of a house no problem.

    AND yesterday I found out that I will have to start the whole licensing process over again. YUP so I will need to find a house tomorrow (can't even find 1) get all of the landscape, fire access, disaster plan, evac plan resubmit the application and then wait to be approved. This could take 30-90 days and THEN once I get my approval by LIC then I have to go to the Fire DEPT and get them to approve me too which is another 30-90 days. SO as it looks, I have no choice but to close the daycare and start over.

    As for my husband, well that's a whole different thing that I am trying not to stress over. I have learned to pick and choose my battles. He gave me the benefit of the doubt when I opened by DC business and he supported me and saw me through, I would feel like a hypocrite if I didn't do the same.

      I know in past posts you have said something to the likes of your DH's family having money and how they always want to give to it to him (I think to buy things he doesn't need...) but is there any way they can help right now? I know it hard asking for help (especially from in-laws!!!) but sometimes we have to. Not for a down payment but to cover bills or help pay rent, anything?

        I have money...not trying to sound snobby, money is not the issue here. its the fact that I don't have a house to move to and even when I do find one having to go through all of the LIC process again I will not be able to keep my daycare open. THen I will only be able to survive for about 5-6 months..

              I didn't take it as snobby... Its great you have $$ in reserve. Hope you are able to find something asap.

                    I've known several providers that moved... Selling one house & buying another. It was years ago and they just had a small family daycare, so fire clearance wasn't necessary.

                    Is there any way, you could get your licensing office to clear your new home without closing and re opening, if you only had 8 kids? That would at least keep things going until you had your fire clearance. I know it used to be a simple thing- notifying them of a change in address and getting an inspection to continue your business...but like many other things, that isn't always the case now.

                    Where I live rental properties have been getting more scarce, but there are still homes available. Many families choose to move at the end of the school year, so hopefully something will open up in your neighborhood!

                    We've owned our home for 30 years and I feel so bad for you being forced to move like this. That would be a horrible situation to be in & I hope you find something soon!

                      Well, I just saw your other post and now I see this one which I guess I missed Monday. I would probably start with a small daycare since a landlord can't tell you no to that and then when they see you have things together, seek approval for a large. You may or may not be able to. It's not easy BUT if you have a good reference from your current landlord, insurance, parent statements, etc. you could tip things in your favor. But I would imagine you would have a hard time finding a landlord willing to go straight to a large family daycare in this rental market. I don't even have the space to do it and doubt my landlord would allow it. Most people I know who have larges own their home.

                          This is good to know! I could do a large after all with 12 kids! I don't want to, but it's good to know! LOL

                              Yeah I've considered going large with dh as my asst but trying to figure out how to schedule a dang dental appt for my kids is already proving to be a hassle, I can't imagine if we both "had to" be here.

                              Rent prices have gone up SOOOOO much lately! I have been so thankful we found our house when we did. We can't find anything even close to ours for less than $2000/mo! More likely we'd be paying close to $3k if we moved to an "ideal" home with some dedicated daycare room.

                                In the link you provided it says:

                                So as far as transferring your license goes, it sounds like a fairly simple process.


                                I also want to add that just because a landlord can't say no to you running a child care out of your home, he/she can give an alternate reason for denying you or for evicting you.

                                "No. As discussed above, your landlord cannot stop you from providing licensed family child care for six or twelve children, which also means that he or she cannot evict you for providing licensed child care.

                                However, family child care providers should be extra careful to comply with all of the other provisions in their lease, because a landlord still can evict you for other reasons, like failure to pay rent on time, if the landlord’s family is moving into the rental unit or a violation of the terms of the lease.

                                In cities that do not have eviction-control ordinances, a landlord can evict a tenant without any reason by giving a proper thirty-day notice at the end of the lease term. However, a landlord cannot pretend that they are using a “no-cause” eviction if the real reason for the eviction is because the tenant is a family child care provider"



                                Sounds like even though they (landlords) aren't suppose to use that excuse, we all know they could. Just like when we term someone in child care. We don't always give the "real" reason...kwim?
