My husband works full time, provides insurance and 401k for us, but doesn't make a ton of money. I currently nanny for one boy and will have an 8 week old starting in September. We would also like to have one more child, most likely in the next 7 months. Once that child is 18-20 months or so, I want to offer a preschool type environment for 8 kids and work 8:30-12:30. I know there is a huge demand for this care in my area, but how do I buy a house big enough to offer this kind of care when I don't have an established income that large but can't establish that income before I can buy the house? I feel like it is a catch 22.

I would think a temporary second job would be beneficial, or start looking for another FT position that pays more than what you are currently making. Instead of trying to buy a house you know you can't afford, perhaps trying to buy a house that is in your budget but will fit your needs - perhaps a house with a basement or a raised ranch/split level type home where you can dedicate space on the ground floor to setting up your preschool. This way if you don't get kids right away, you are not sweating it out and if you decide down the road to stop doing preschool you are not stuck doing it because you bought the house for it.

The house does not have to be big...(mine is 1450 sq ft) but just have the right layout. Use your imagination and look for houses in your price range with a great preschool layout.- Flag
