Opening a Day Care Center in California

Hi, I have questions to those of you who started a day care center. I am in the process of finding a business lease. It seems it is quiet hard to find a place for a day care center. Where did you look for a business lease, If you are in Bay area, CA do you have any broker whom you could reccomend. Regarding financing, could you reccomend any investors, also if you have a business plan for day care could you please send it to me. There is so many more questions i have....
