Do Daycare Centers On The 2nd Floor Work?

I 've been looking for commercial space in NYC to open a daycare center. I found a space, but it is on the second floor. What do you professionals think of a daycare center (50+) kids on the second floor? The building is brand new and up to par to all building and fire codes. Please help out...

Depending on the ages, could be tricky for outside time. Unless there is an elevator?

the landlord is okay with that possibility? I would imagine that it may be harder for them to rent the other spaces because there will be a lot of people coming and going plus the noise factor. Is there easy access for the parents? a space for outdoor activities?
