    I read most of the post all sound really good advice.

    I would say try not to buy in an HOA. That's just one more thing to worry about. I live in one and I get complaints from them all the time plus my insurance was more difficult to get because of living in the HOA....I think they have too many rules...

        Check the Sex offender list...

        If buying new construction, this may be more difficult depending on when neighbors close. Depending on your state there may be legislation protecting their rights to live there, or make them move if they live within 500 ft. Trust me, it adds an element of trying to get new kids in no fun! List is online and easy to check =)
