Running a daycare in a separate location.

Hello! I am looking into opening a daycare out of our home. I have operated in home for 15 years and am ready for a change. I applied for a preschool teacher job but after discovering the pay was disappointed to realize it will not work for our family. I feel the only way to continue childcare and not lose my mind is to get out of my house but am worried about the long days away from home. Those of you that work alone in a separate location, how do you make it work?
