I am a single parent with three kids and this will be my only source of income. I can guarantee that I will not alter your dwelling in any way. I will have liability insurance as well as renters insurance and will list the landlord on it as well. My state requires $300,000.00 for liability(this is what I was told during the registration process) but I decided to have my policy for more. My landlord was impressed with that. I also made sure to mention that the home would be regularly inspected by licensing as well as a fire marshal on a regular basis. The home would also be kept clean and orderly. I stated that my clients as well as myself would respect the neighbors and the community and would be mindful of parking and noise. I listed in my handbook that all clients must be respectful to my community in all ways such as not entering others property, no parking in others areas, and not allow children to enter or leave the premises out of control(loud screaming running). My landlord read over my handbook and policies and said he wanted to make sure that I listed that as well as listed care will be terminated for dangerous behaviors or property damage. I also agree that just speaking to the landlord and getting your foot in the door also helps. My landlord said he was impressed by my professionalism and the fact that when I toured the home my children were well behaved and well mannered and that made his decision much easier. Sorry that was so long. Hopefully it was helpful and good luck on your search for a home. Hoping you find one really soon and it all works out well.
this is exactly what I want to get down on paper before they ask. I want to show them that I am a working professional with an OUTSTANDING business. THis is not Daddy daycare.....

Thank you for that input, I do plan to write something up as well as provide the landlord with my PHB.

I might also include something about your inspection/violation history to show that you run a reputable licensed business. Something like "I have been a licensed child care provider for the last 20 years without any/significant/serious violations ."

I have been there before, having to plead my case. But this time I got real lucky with my current landlord. So this time around I was really nervous in letting them know to soon that I wanted to run a home daycare. So when he asked me what kinda of work would I be doing I had a mini panic attack inside and I said working in Childcare and his wife said "Why don't you just do it in the home" I just about fell out of my chair! I later found out it was because she was so impressed at how well behaved my children were.

I do plan to not say anything until I turn in my application.

If they ask at the time I view the home, I will just say I am a teacher. This is true.

I will be meeting only with property MGT so I will put everything down on paper when I hand in my application.
