Update On Home Used For Daycare Only

Yesterday I went to view a home that I would use for daycare only. Well I viewed the home and I think it would REALLY work!!! It's a rental and the rent on it is $650, I want to branch outside of my home sooooooo bad, but then I'm thinking what if I don't bring in the money I'm expecting to keep it:confused:.....I know ultimately it's my decision, but I need some advice here please, and thank you!

What is the availability of child care in your area?

Do you get calls frequently looking for care?

How many full time children would you need to pay the bills at that house?

Ask the landlord for yearly totals on the cost of utilities there as well and try to figure out what your total monthly expenses would be.

How many kids would you be able to have? Would you HAVE to hire help or can you do it by yourself?

I have worried in the past about being able to have a consistent income in order to maintain my daycare home and we own it so unlike a renter, we can't just decide not to rent anymore if things should not work out....kwim?

But for some reason, it seems this business has a way of working itself out and my DH actually made the comment not to long ago that we really haven't had to "stress" over having too few kids to maintain the expense of this house. Thankfully, it seems every time I have someone leave, someone else comes along and fills the space.

I guess what I am trying to say is you can only "plan" so much of life and the rest is just a risk you HAVE to be willing to take or you won't ever realize your dreams/goals.

I have had numerous of calls from people looking for daycare the past few weeks.

To do it alone, I could only have 10. I could get licensed for 16.

What you said, that I highlighted in red made perfectly good sense to me. When I read that I thought, how will I ever know how successful I can be in the childcare business if I don't take chances!

Have you ever thought about buying a small home vs. renting? Just thinking about how it could be an investment for your future...I'm sure there are a lot of pro's & cons but wanted to throw the idea out there.

I lack the risk taking gene to do this. My husband has suggested that I open an infant centre and run it as the supervisor rather than as a staff member since it would give me a different type of experience. I am really scared to take chances but I think it is something I should consider.

If you think you can make it work I say go for it

I thought about it, but then I would have to buy land outside of town somewhere. Where I live they will not allow you buy or rent a house in city limits and turn it into a daycare.

if your getting calls.. i think thats a really good reason to push forward!!
i think about doing it all the time.. but i havent got any calls at all this month.. i have started a two kids last mnth but they just supplemented the ones that left due to being unable to pay anymore.. before them it was another long drought.. i am full, but i dont know that the demand is high enough here to match the overhead for a separate house..
so if you are getting calls..and can take more in your bigger place.. you are losing money by not going for this girl!!! LOL

Yay!! I'm so excited for you!! I would really like to stay updated in your whole process. How exciting for you!!! Is there any way that you can take photos of the home and property and share your "before" pictures and then your "after" photos? I'd love to see how you transform the space!

Oh and also, how long is your lease/rental agreement for? If it's month to month that would be ideal so that way if you feel like you won't make it you can back out with only a 30 days notice but if not and it's a 1 year lease then at least you only have to stay for a year until you get to reevaluate whether the house works for you or not .

We have faith in you and you already have clients that are following you right so at least you don't have to start from 0!!
