Successfully moved the daycare to the downstairs

Kids love the new setup. Here is the new issue. Upstairs used to be the main area. Now, they aren't allowed into my living room area because it is no longer for daycare. Yet I have a 2 1/2 yo who darts into there every morning, even though he has been told not to go in there. He pulls things off of tables and swings them around, and the parent is like, "Oh buddy, are you supposed to have that?" All the while I am chasing them down telling them no. Ugh. I am tired of all the bad behaviors and seem to have the kids who refuse to follow rules, even with very consistant consequences and redirection. Advice? Also, with the new setup, there are a couple kids who feel like they own the place and try to keep the others away from "their" things. I am constantly telling them that the toys are not theirs, that they belong to my daycare. And we sing the sharing song. ugh. Thoughts?

I'm afraid I don't have any suggestions, but could you please teach me the Sharing Song? I have a 1 year old who has taken the Toddler's Creed to heart.

To the tune of Row Row Row Your Boat:

        Share, share, share your toys,
        Share them every day!
        Happily, happily, happily, happily,
        This is how we play!
